TGI  provided geotechnical and civil engineering consulting and design services for an award-winning custom home located on a challenging parcel in Del Mar, California.  TGI assisted the owners and architect and worked with the City of Del Mar Planning Department to secure entitlements for the project.

 

Key features of the project that presented design constraints and challenges include a steep arroyo and the need to modify the site grade for view protection and replace a failing retaining wall with minimal setback to an adjacent home.  Implementation of stormwater BMPs for the project also posed some challenges due to the small siz of the parcel and the presence of a full basement level for the new home.  

 

TGI provided turnkey engineering services that encompassed the entire project cycle – from planning and entitlements through completion of construction.  Our services on this project included:

 

• Performance of a geotechnical design investigation to provide recommendations for shoring, earthwork, foundations and basement/retaining walls

• Preparation of preliminary and final grading and offsite improvement plans

• Preparation of complete plans for a large cantilevered CMU retaining wall

• Hydrology Study and drainage design

• Preparation of a Storm Water Mitigation Plan and a BMP Operations and Maintenance Plan

• Geotechnical observation and testing for shoring, grading and foundation construction

 

Throughout the project, TGI worked closely with the developer, architect and City staff to achieve the project objectives and successfully complete this unique and outstanding project, which reveived a "Home of the Year" award from San Diego Home/Garden Lifestyles magazine in 2013.
